Landmark developments shaping KwaZulu-Natal
Keystone Park
Keystone Park is a 152-hectare serviced industrial logistics precinct strategically positioned on the N3 corridor between Durban Port and the interior. Located at Hammarsdale–Cato Ridge with direct N3 access and visibility, the node yields over 1 million m² of platform area and is profiled by municipal and industry sources as a catalytic logistics precinct that has attracted blue-chip occupiers.
The development offers fully serviced platforms suited to footprints from ~3,776 m² up to ~55,051 m², with some projects exceeding 100,000 m² under roof. Road geometry and yards are configured for high-throughput warehousing operations. The precinct's value proposition is tied to the N3 upgrade program and planned inland port activity in Cato Ridge, which shortens long-haul trucking times and reduces congestion closer to the Port.
Total Project Value: R10 billion. Keystone Park reached maturity in 2020 with large platforms sold and build-to-suit projects underway. The development has created thousands of permanent jobs—including approximately 800 at Dromex alone—and positioned KwaZulu-Natal as a key economic gateway linking Durban port to the interior via the N3. The development has also seen third-party investment, including Growthpoint's acquisition of a 13,870 m² logistics asset for R136 million, validating the node's investment appeal.
Unique Attributes: KZN's only custom-designed logistics & light industrial precinct. 27 m height limit to eaves (6 storeys). Fully serviced with water, power, telecoms, waste, fire and storm systems. Direct N3 access and visibility. Access to Hammarsdale / Mpumalanga labour market. Proximity to Cato Ridge Intermodal Hub (Dry Port) - 7 km away. 46 km from Durban Port. Cost saving ≈ R1,340 per 40-foot container (compared to Avoca/South Basin sites).
Available Platforms: Currently 7 platforms remaining, ranging from 13,000 m² to 54,335 m², offering opportunities for new occupiers to join this established logistics hub.
